The client bought a printing works the size of a football pitch and asked us to make it feel like a small town rather than a single building. The answer was to cut three light courts into the roof, plant a real street down the middle, and give every floor a front door.
The structure is spectacular and untouched — concrete frames, wide bays, a sawtooth roof we saved and reglazed. New work is deliberately quiet: timber linings, glass partitions, and services organised in corridors you can stand up in.
Targeting LEED Gold, the project reuses the entire envelope and 70% of the structure. The first tenants move in next spring, when the street of offices gets its first plants.
